Broker Price Opinions

In this current market there is nothing more important than pricing a property to sell. We take special care in making sure that our BPO's are representative of what is going on in the current market and where we see the market going in the next three months. Our goal is to help the lender sell the property not hold on to inventory.

We are a full service team of real estate professionals with proven REO selling, marketing and closing skills. Below you will find a list of our team. All of the details are overseen by the CEO/Broker of Record and her full time office administrator- Gino Cafferelli. Coco Clayman-Cook and her team works hard to insure that each lender and property is taken care of from the beginning of an assignment to the close of escrow.

Coco Clayman-Cook has been a licensed Realtor since 1988, holds a Broker's License, and has been active in the Los Angeles area since that time. Coco's real estate experience has varied over the years from selling residential real estate, real estate development, coaching, and consulting.

The LA REO Solutions team offers all phases of REO asset management services and is ready to assist you with all your REO needs. We actually have two distinct divisions:

Initial Occupancy Check: Upon request, LA REO will check the occupancy of the subject property within 24 hrs.  A  representative will go to the property with a completed Cash for Keys (CFK) notice and a digital camera. If occupied, the representative will post or hand this notice to the occupant of the property, advising them that the property has been foreclosed and that the new owner of the property has a Cash For Keys program available.

Stabilization of Property: LA REO will provide an Occupancy Status Report (OSR) to advise of vacancy or occupancy of the subject property via email or fax, depending on how you as the lender would rather receive the information. If occupied, LA REO will assist you in providing the occupant information and weekly inspections until the eventual lock out. Once vacant, LA REO will meet at the property with the appropriate government authorities and our locksmith to change the locks on the property.

Secure and Preserve: As soon as property is determined vacant:

    • LA REO will secure within 24 hrs: Re-Key to Asset Mgr code
    • LA REO will board up any broken windows/doors, if necessary 
    • LA REO will order the utilities on in our name
    • LA REO will initiate bids for Trash Out, clean up of the properties and any necessary repairs within 48 hrs of reporting the vacancy of the subject property.
    • LA REO will submit a summary of the suggested repair bids within 5 business days of reporting the vacancy

Broker’s Market Analysis and Strategy Report: Compile a comprehensive Broker’s Price Opinion to provide lender with an accurate vision, condition and market value of the subject property.

    • Submit BPO within 24-48 hours of property being reported vacant.
    • Subject Property Information: History of subject property, days on market, listing history, amenities, positive and negative features of the subject property and digital photos of the interior and exterior of the property. Additional photos may be taken of properties on either side of the property and the immediate area if deemed necessary.
    • Condition of Subject Property: Provide a list of required lender repairs. Also recommend repairs and improvements to enhance marketability. Licensed contractor cost estimates and bids upon request.
    • Neighborhood Analysis: Provide the price and range of competing properties and days on market including the listing history of each to give a complete analysis of the subject property.
    • Closed Sales & Competitive Listings: Provide detailed analysis with photos and listing histories of each so that the closed sale values will show the history of how they sold and days on market.
    • Value Analysis: The value range if sold “as is” versus the estimated value “with repairs and improvements” will be provided. The issue here is that as each week and month passes it is imperative to price the property correctly from the beginning. In this new market time is truly of the essence in making the necessary repairs and getting the property on the market, and we have a team in place to get this done.

Clean Up and Repairs: Provide licensed contractors, landscape maintenance and other subcontractors as necessary at lender’s request to upgrade the subject property to present it in the most desirable market condition possible. We also provide photo evidence to our Asset Managers of the before and after photos to ensure them that the property is benefiting from the ongoing maintenance and the initial upgrades.

Other services are available as requested. We take pride in meeting deadlines, including rehab and closing date deadlines.  We closely monitor all of our properties and the current real estate market to ensure that your asset gets on the market as quickly as possible and is properly exposed to the  marketplace. Three factors determine whether or not a propertay sells: the condition, the exposure, and the price. We have staging experience and can make our listings look as desirable as possible, when appropriate, and when our budget can justify that type of expense.
